The only other Main Line Area that comes to mind is Wayne, which is in Radnor Township. I'm guessing that the parts of Wynnewood adjacent to Narberth or Ardmore let you have your cake and eat it, too, but that's a rare happy medium for someone in your position. The trade-off for choosing a charming and walkable (read: higher population density) area with a close-knit community is living in an older home on a smaller lot. The bolded is the root of your problem: you want something that doesn't really exist on the Main Line (or most anywhere in the Philadelphia area for that matter). Any suggestions are greatly appreciated!!! I'm not familiar with the towns within Radnor School district though. Maybe we're missing an area? I've also read that Radnor School district is rated higher than LM. We would like to stay in LM township due to the diversity. Narberth homes are too close together on smaller slots of land, Penn Valley is nice but lacks the community feel and some areas in Penn Valley are too close to the township dump. Bala Cynwyd college park neighborhood is nice but largely they have shared driveways which we don't like. We've looked at homes in Bala Cynwyd, Narberth and Penn Valley and all these towns have their pros and cons. On average, they are between $300-$400k or $700k and up. We love our town but haven't found any homes in our price range. We don't want to spend anymore than $600k. 4 bedrooms with 2.5 baths with at least 2,400 sq ft or so. We are looking for a bigger home in the next 1.5 years. We own a 3 bed 2 full bathroom home with approx 1,540 sq ft. I currently live in Wynnewood, PA in Lower Merion township with my husband, twin 3 year old girls and our dog for 4 years now.
